The Annual Homeowners Association Members Meeting

ELECTIONS 2026

Gary Armstrong, outgoing chair of the Homeowners Association Board, today announced the HOA election results at the HOA meeting. There were six candidates plus one write-in candidate for three positions. The results are below. Thank you to each candidate for making yourselves available to the community.

Here are the results —

  1. Nita Pandit (319 votes)
  2. Robert Burrell (232 votes)
  3. Keith Long (215 votes)
  4. Dave Krueger (131 votes)
  5. Christian Halstead (125 votes)
  6. Earl Brooks (102 votes)
  7. Write-in candidate Lori Schrimp (1 vote)

SPECIAL ASSESSMENT RESULT

The special assessment question was whether to replace existing turf with xeriscaping in certain public areas. The work to be done would cost $80, 340 and the assessment would be a one-time fee of $130.00 per lot. The question on the assessment did not pass with the voting as follows:

  • Total votes: 430
  • Needed to pass: 216
  • Yes votes: 184
  • No votes: 245

HIGHLIGHTS OF THE INCOMING BOARD’S FIRST MEETING

The first order of business for the incoming board was to nominate and elect their officers. Bob Hansen was elected board President, Bob Burrell Vice-President, and Nita Pandit, Secretary. A special note: The board Secretary does not take notes, write the minutes or deliver coffee. The Secretary’s role is to sign official documents.

The new board members then discussed their meeting dates and whether to continue with an agenda-setting meeting each month. The new board voted to continue the agenda-setting meeting and set it for the second Thursday of each month. The Board meeting will be on the last Thursday of the month.

At the end of the new board meeting, they assigned board members to liaise with the standing committees. Ken Schwindlein, as Treasurer, will work with the Finance Committee, Keith Long will work with the Architectural Review Committee, and Nita Pandit will work with the Landscape and Trails Committee.

After further general discussion on future issues the meeting was adjourned.

HIGHLIGHTS OF THE YEAR, APRIL 2025 - APRIL 2026

The Board Chair, Treasurer and Committee Chairs, along with Julie Karl, Community Director, and Michelle Surplus, Lifestyle Director, reported on the work they did during the year.

Board of Directors

Gary Armstrong, outgoing chair of the HOA board, talked about the Board’s many accomplishments during the year. Some highlights are listed here; for a full list of activities during the year go to the Estates at Mirehaven website at www.estatesatmirehanen.com.

Importantly, there was confirmation that there are no exceptions to the regulation that at least one person in a household must be 55 years of age or older to occupy a home in the community.

The Board approved several updates to governing documents which included collection and procurement policies and design guidelines.

Needed repairs were made including cleaning the tiles and beach entry in the pool and resurfacing the bocce courts.

HOA Committees

Reporting for the Finance Committee, chair Jo Beth Griffin, said the committee worked to move money into interest bearing accounts so that the funds were working for us. By the end of the year, the community had a budget surplus of about $51,000. The committee also participated in the new janitorial service contract.

Dave Krieger, chair of the Architectural Review Committee, reported that they reviewed 96 submissions in 2025. It was mentioned in 2025 that resale buyers didn’t know about the Design Guidelines and the need for ARC approval. To help new residents, the ARC created an information sheet for new residents about the design guidelines. Incoming residents now receive this information when they get their gate tag or device.

The Landscape and Trails committee focused on irrigation concerns and developed an irrigation timing model that depends on temperature instead of date. The committee is in the process of completing the Spring Walk, which will give them a list of areas that need attention and which ones might need to be replaced.

The Election Committee, chaired by Etta Mason, prepared and conducted this year’s elections. They arranged for two community forums, one about the special assessment proposal and the other for Meet the Candidates. Sixty-nine percent of the community participated in this year’s election, a record for voter participation.

Community Management

Community Director Julie Karl said that a part of her main responsibility is compliance, making sure that our community looks good. She and Raquel Padilla, her administrative assistant, walk the community frequently to be certain that things like faded garage doors are corrected. She emphasized that some doors may look different in different light and that it is always appropriate to contact her if you get a letter. You can disagree or need more time to comply. Julie said she wants to hear from you, especially if there is an issue.

Lifestyle Director Michelle Surplus said that her job is to create a monthly newsletter and calendar and then to fill them up with things for residents to do. She arranges for speakers, field trips and other activities. There is a Happy Hour every Friday at 4:30 p.m. and once a month there is a Birthday of the Month celebration, sometimes with a food truck. In the summer months there are dances on the patio and at other times of the year there are holiday parties. Surplus said she believes that it is the Interest Groups that make Del Webb Mirehaven such a wonderful place. She emphasized that there is something for everyone; and if you don’t find something that interests you, contact her and she’ll help you form a new interest group.
